Breakdown of Listing Fee

 

Transaction Management

1% of total listing fee — Over 180 steps are taken in a transaction to ensure your goals are met in a timely and stress free fashion.  

           Professional transaction coordinator is used from start to finish putting a second set of eyes to review all documents and make certain all deadlines are met. 

Negotiation

1% of total listing fee — Utilize a dedicated and proven negotiating process to make sure you are satisfied every step of the way.

            With years of experience I have seen almost every issue imaginable and know how to navigate through them and get you to the closing table. 

Marketing

1% of total listing fee— Listing on MLS and hundreds of other home sites including Zillow, Realtor.com, and Homesnap.

          Professional photographer and 3d modeling tour used to get the best look for marketing your home.

Professionally made social media and digital advertisements including video and billboard media forms. 

Buyers Agent

2.8% of total listing fee—  The agent representing the buyer is traditionally paid by the agent selling the home or "listing agent." This comes out of the listing agents commission or in some cases will be paid by the buyers themselves. 

 

Market knowledge & pricing

 .1% of total listing fee—  Access to data, statistics, market research on buyers, trends, and prices. I simplify everything to ensure you understand it as well as me. 

            The experience to anticipate future trends and the knowledge to price your home according to what the market calls for. This will save you time while netting you more money.

Insurance and risk management

.1% of total listing fee— A layer of protection to help you avoid legal trouble. (we risk litigation and have lawyers on retainer)

            Fully insured in case of emergency so you can rest assured we have your back no matter what.              

Marketing (Continued)

            Canvassing services to get the word out BEFORE your home goes on the market. 

             Two open houses are run at minimum so as many people can walk through and experience your home and fall in love with it like you did. 

             Personally attend each showing to answer any questions potential buyers may have.
