Will you tell me what I want to hear?

No. At the end of the day we are a team and to be successful we need open and honest communication. You may not like everything I have to say but I will not sugarcoat anything.

What happens if the seller is not happy with the job you are doing to sell their home?

I've never had a dissatisfied client but if for whatever reason a client is unhappy I will do everything in my power to make it right. If I am unable to satisfy I will relieve myself from agency and recommend other experienced realtors. My top priority is making sure YOU are happy, even if that means I am no longer involved.

I'm looking to flip homes, do you have any experience with that?

As a financial advisor I routinely analyzed potential property purchases for my clients to see what their return on investment would be and if it would be a good fit for their portfolio and goals. During this time I was able to connect with multiple wholesalers and off market sellers who I continue to work with to this day.

Whats the first step to buying a home in this market?

With the Denver market being as hot as it is the first step to buying a home should be getting pre-qualified with a reputable lender. I have plenty of great lenders I can recommend if you ever need suggestions!

I've never bought before and don't know anyone to help with anything.

This is why you hire me. I have a large network of professionals. From home inspectors to attorneys to everything in between I will be able to recommend someone I personally have worked with and trust.

If I'm ready to list my home whats the first step?

The first step is to call me and set up a time to discuss whats next. This will also give me a chance to visit your home and see what makes it unique. I also love hearing stories from your time in the home. Typically we are able to list the home a week after our first meeting.

How long have you been in Real Estate?

I myself have been in Real Estate for three years. My team at Distinct Real Estate LLC has over 100 years of combined experience in real estate. No matter what comes up we've seen it and know how to anticipate and tackle any issue that may arise.

How will you market my home?

In today's society people have become accustomed to typical ads and digital media. I have created a proven marketing plan utilizing professional designers to ensure the most engagement for all online advertising. I also use "old school" techniques like canvassing neighborhoods, holding open houses, listing on the MLS. Over my career I have also accumulated a vast network of professionals all over the country who are a great source of out of state or even out of country buyers. If you would like to see examples of my marketing please let me know!!

Will you find homes for me or do I look online and tell you what I want to see?

This really depends on the individual client and what they prefer. I love to find homes for folks but some people know what they want and look themselves. Typically its a mixture of both as I utilize my network to source "coming soon" or off market deals to streamline the buying process.

How long does a closing typically take?

Most closings will be 30 days or less depending on the timeline set forth by both parties. I always strive for the fastest closing possible and maintain a process throughout to ensure timely delivery and review of all documents and things needed to get to the closing table.

If I'm moving out of state do I need to come back for closing?

Short answer is no you don't. We are able to do a mail closing in which you sign all pertinent documents either physically or using a digital signature. I would however love to celebrate with you after closing!

Do i set the listing price or do you?

As a Realtor it would be unethical for me to give you an exact price to list at. I use relative market data to create a listing range and give you my opinion on what end of the range I would list in and why I would list at that range.
